Your priorities for your homes – annual rent consultation

Every year we consult with tenants to seek their views on our proposed rent increase. 

The last few years have been hard for everyone, particularly because of the cost of living. Taking this into account, and to maintain affordability of rents, the Association has increased rents by inflation only or less than inflation over three of the last five years, rather than our Business Plan assumption of inflation + 1%. Last year was inflation + 2% (unless you had a rent guarantee). However, this does mean that the Association loses money to invest in homes and to provide quality services. As a not-for-profit charity, this loss in income will impact on tenants and the services they receive. 

As part of our annual Tenant Satisfaction surveys at the end of 2025, we asked tenants what your priorities are for your homes in terms of rental costs, services provided and ongoing investment. Feedback from the surveys indicated that, while affordable rents are important, it is also important to tenants that we maintain current service and investment levels by not having lower than planned rent increases. This has been the consistent response from our tenants over the last three years and has been taken into consideration as part of our annual rent consultation process.

Proposals for 2026/27

In 2026, we’re addressing tenants' priorities by adding value to the services we offer tenants. Our plans include:

  • A record £9.7m of investment in our homes
  • Increased provision of our popular handy person service 
  • Piloting new processes around estate improvement, including trialling a dedicated team to undertake tasks such as litter picking, one off grass cuts and bulk rubbish removal
  • An enhanced tenancy sustainment service, to help people stay in their homes.

We will continue to invest in your homes, with an ongoing focus on providing a repairs and housing service of the highest quality, and we will also be looking at neighbourhood improvements, investing in paintwork and stoneworks in shared areas. As a result of the Grenfell Report, this year we also have additional compliance responsibilities to ensure tenant safety.

Taking the above into account, WSHA is seeking your views on the proposal to increase our rents by 5.5% from 1 April 2026 (unless you have a rent guarantee in which case this will be explained in your rent increase consultation letter if you are due an increase next year). 

We want to hear your views

Our proposed increase will be detailed in a letter which you should receive mid-January 2026 as part of a wider consultation exercise. The letter will contain a link to a digital survey which you can respond to to tell us your thoughts. If you'd prefer, you can also contact our Customer Service team on 0141 550 5600 and complete the survey over the phone.

The results of the survey will be taken into consideration when the Board decide the final increase towards the end of February. Tenants will then be advised of the agreed increase at the beginning of March. The deadline for completing the survey is Sunday 15th February.

Please note, if you are one of our mid-market rent tenants, this proposal does not apply to you as your rent does not change until June 2026. We have already contacted you separately.
